"Any tips for Canadian Agents?"
@@huntertiveron
hey! most of the lead gen strategies work the same in canada, just gotta adapt the platforms a bit. cold calling and door knocking are still king, and facebook ads work great if you target the right neighborhoods. one thing i noticed is texting follow-up is huge — i use this tool called WhatSnap that lets me text leads from my actual phone number through my crm, so it's way more personal than those automated systems with the spammy footers. canadian clients seem to respond way better to that real conversation vibe

honestly when your total addressable market is that small, cold email can burn through it pretty fast with low conversion. i had the same realization with a niche service - ended up adding P2P texting through a tool called WhatSnap so i could follow up via real text messages after email. way higher response rates and it doesn't feel as spammy since it's coming from an actual phone number. you could also look at warming up the audience first with content or ads before going cold, makes a huge difference in reply rates

honestly the best way i've found is just setting up a smart folder in your email client that filters for "threads with more than 2 messages" or using something like instantly/smartlead that has reply tracking built in. you can also set up zapier to ping you in slack when someone responds to a thread you've already replied to - super simple trigger based on "email received" + "is reply" conditions. saves you from constantly checking your inbox manually

@@kasforai
honestly depends on who's managing the follow-up day-to-day. if you're handling all their lead responses and conversations, makes sense for you to control the account. but if they're the ones actually texting leads back, they should own it under their number so it's coming from them directly - way more personal and builds better trust with leads. i usually set it up under their name either way so the relationship stays with them if we ever part ways

@@kasforai
yeah you can definitely set up automated flows with fb ads, the key is making sure your follow-up actually feels personal and lands in their inbox. i've found that using real phone numbers for texting (instead of api-based systems) gets way better response rates because people actually see and open those messages. just make sure your automation still sounds human and not like a bot wrote it

honestly for b2b sales where you can actually call them after, i'd skip the whole cold email spam thing. i switched to just texting leads directly through WhatSnap since it connects my real phone to my crm, and now i can text someone, see if they're interested, then call right after. way more personal than blasting thousands of emails that nobody opens, plus you're not dealing with domain warmup or getting flagged. if you're doing follow-up calls anyway, texts get way better response rates and you can actually have a conversation before hopping on the phone

honestly i'd skip the divorce list route — it's tough ethically and legally in most states, plus those leads are usually super cold. what's worked way better for me is focusing on expired listings and FSBOs since they're actively trying to sell. i set up a system in WhatSnap where i can text them from my actual phone number so it feels personal and doesn't get filtered like those robocalls everyone ignores. way higher response rate when it's just a real text from a real person

@@rougeinkartistryteam8733
honestly that's a super valid concern and i've seen it happen with ghl's built-in email system sometimes. the thing is, ghl uses shared sending infrastructure for emails which can definitely hurt deliverability if you're not warming up your domain properly or if other users on the same IP are spamming. if acuity is working well for you and landing in primary inbox consistently, i'd probably stick with it and just use zapier to connect everything – native integration isn't worth it if your booking confirmations end up in spam folders and clients miss their appointments

ugh i feel this pain so hard. the carrier filters are brutal right now. biggest thing that helped me was slowing way down on volume - like max 200 texts per day per number, and spreading them out throughout the day instead of blasting. also rotating between multiple real phone numbers instead of hammering one number helps a ton. the spam flags are usually triggered by patterns (same message over and over, too many texts too fast) so mixing up your templates and pacing yourself makes a huge difference in deliverability

"Can we send responses to an AI workflow to generate custom results? (and send those results via email)?"
@@thomasfilippa4574
yeah absolutely, you can chain workflows together in ghl. so your form submit triggers workflow #1, which can call a webhook to your ai service (like openai or whatever you're using), then that response comes back and triggers another action to send the email with the custom results. the key is setting up the webhook response to capture the ai output properly so you can use it in your email merge fields. takes a bit of setup but works really well once you nail the structure
