Good question, the principles totally work for real estate. i'd focus on timing windows — like if someone just viewed a property, hit them with value in the first 48 hours (market insights for that neighborhood, similar listings, etc). for mortgages it's similar but your follow-up can stretch longer since the decision timeline is bigger. i actually started using WhatSnap.ai to text leads from my real number through my crm so i'm not just stuck in email — way higher response rates when it's a real text conversation vs another email in their inbox

Yeah this is a real headache, i've been dealing with it too. the new sender requirements basically force you to either go hyper-personalized or switch channels entirely. i ended up moving a lot of my outreach to P2P texting through WhatSnap.ai since emails are just getting harder to land anyway. texts from real numbers don't have those deliverability issues and people actually respond. but if you're sticking with email, you'll definitely need more domains and way better personalization than before

yeah it works for both! when you send from iphone it'll go as imessage to other iphone users and regular SMS to android. the only thing is if you're doing mass texts through the shortcuts app, sometimes carriers flag it if you send too many at once. i've been using WhatSnap lately for stuff like this because it handles the sending through ghl and keeps everything organized, plus you don't run into those carrier limits as much. but for a one-time birth announcement this should work great!

honestly the business model part trips up so many people, i was the same way. what helped me was just picking one niche and one clear offer - like for me it was "i'll get you 10 qualified leads for X price" and then i'd follow up those leads using WhatSnap so they actually responded (way better than email). once you have one repeatable process that works, you can scale it. don't overcomplicate it at first, just solve one problem really well for one type of client

nah you don't need a whole new phone, just a second sim card that you pop into your existing phone. most phones support dual sim these days or you can use an esim. i actually ended up going a different route and using WhatSnap instead because it just connects my main number to ghl without needing extra sims or anything, but mycrmsim works too if you want a dedicated line
