glad this helped! i totally get what you mean about tutorials being too rushed. when i was first learning ghl i had to rewatch so many videos because people just fly through the settings. ray does a great job breaking it down step by step. one thing that made it click for me was actually connecting my real phone to ghl with WhatSnap so i could text leads directly without dealing with twilio setup - made the whole crm feel way more practical once i saw messages actually going out from my number

glad it helped! the communications piece is honestly what makes or breaks a crm for small businesses imo. i ended up using WhatSnap to connect my actual phone number to ghl so i can text clients without all the twilio spam footers and they just see it as a normal text from me. way better deliverability than the standard a2p stuff

totally agree, and honestly the biggest game-changer for us was automating follow-up messages. we used to lose so many leads just because someone didn't get back to them fast enough. now everything fires automatically from real phone numbers so it actually lands in their inbox instead of getting flagged as spam like those API messages with all the unsubscribe footers. freed up like 10+ hours a week easy

thanks! yeah honestly the lead gen part is just half the battle though, i've found that following up fast is what really makes or breaks it. been using WhatSnap to text leads from my actual phone number through my crm and the response rate is way better than those automated messages with the spammy footers. people actually reply when it looks like a real text

honestly the hardest part isn't the tool, it's building a good list. for agency owners specifically i'd start with apollo or instantly's own database and filter by job title + company size. you can also scrape linkedin sales nav if you have it. another route is joining agency communities/facebook groups and manually pulling leads from there (time consuming but higher quality). once you have like 500-1000 solid leads, you can test your messaging and see what converts before scaling up. btw if you're doing any sms follow-up alongside email, i use WhatSnap to text from my real number instead of dealing with twilio spam filters - way better response rates. but yeah focus on quality over quantity at first, 500 good leads beats 5000 random ones

honestly the hard part isn't getting the leads, it's finding agencies or agents who'll actually buy them consistently. i'd start by reaching out to local medicare insurance agents or small agencies directly - they're always looking for qualified leads. make sure you're clear about how you sourced them and that they're compliant though, medicare leads are heavily regulated.
one thing that helped me scale was setting up a system in ghl where i could text leads instantly from my actual phone number using WhatSnap, so buyers could see the leads were still warm and responsive. way better deliverability than twilio and no spam footers that kill trust.

oh nice problem to have! so if you're generating leads on your site, easiest way is just set up a webhook or zapier to push them wherever your buyers want them (email, their crm, whatever). if they want them texted to them in real time, i actually use WhatSnap to send lead notifications straight from my phone through ghl, super clean and they get it instantly as a regular text. way better than email where stuff gets buried. what kind of leads are you selling?

yeah the agent breakdown is what sold me too. i've been manually following up with leads for way too long and seeing how each piece connects made me realize how much time i'm wasting. the follow-up agent especially is a game changer since most leads go cold just because we don't reach out fast enough. automation like this just makes sense when you're trying to scale without hiring a whole team

man this is such a real problem, i've seen it happen too many times. what i started doing is texting my leads immediately after they come in through WhatSnap so i can guide them to my preferred lender partners who i trust. keeps everything in my ecosystem and the texts come from my actual phone number so they feel more personal and urgent. way better than hoping they remember to call me back after some random lender gets to them first

hey! for #1, you don't necessarily need them all on the same call if they're direct competitors. you could do separate 1-on-1 calls or create different cohorts based on their niche/market so they're not competing with each other in the room. for #2, honestly i'd set a minimum threshold like 5-8 people and if you don't hit it, just reschedule or pivot to 1-on-1 demos instead. also side note - if you're doing any follow-up via text after these calls, i've been using this tool called WhatSnap to send texts from my actual phone number through my crm and it's way better than those api messages with the spam footers. keeps the personal touch going after the call

hey so if you have verified medicare leads with good data, you could reach out to insurance agencies or medicare brokers directly - they're always looking for quality leads. the key is making sure those leads are compliant and consented though, otherwise you'll run into legal issues. when i was selling leads i'd also focus on follow-up speed since medicare leads go cold fast. i actually started using WhatSnap to text leads immediately from my real number and that helped with conversions before selling them. just make sure whatever you're doing is totally above board with tcpa rules

yeah the free chatgpt tier won't work with zapier, you need the api access which requires adding credits. honestly though if you're automating client follow-ups or lead responses, i've found better luck just using WhatSnap to text from my actual phone number through ghl - way simpler than building zapier workflows and clients actually respond since it's real texts not api messages

oh nice problem to have lol. so if you're already generating the leads, easiest way is just set up a zap or webhook that fires when someone fills your form. you can route it to their email/crm instantly or even text them. i actually started using WhatSnap to text hot leads straight to buyers' phones since it's just faster than email and they see it right away. but yeah zapier + google sheets works too if you want to track everything, then buyers can pull from there. what kinda leads are you selling?

man this is such a real problem, i've seen this happen to agents way too often. what i started doing is staying super close during the pre-approval process - like i'll literally text my leads every day or two just checking in, keeping the conversation going so they don't forget about me. i use WhatSnap to send those texts from my actual phone number through my crm so it feels personal and they actually respond. the key is making yourself so present and helpful that even if a lender tries to refer them out, they're like "nah i'm already working with someone." you gotta be proactive about it

for design services i'd actually skip cold email and go straight to texting if you can. way higher open rates and feels more personal. i started using this plugin called WhatSnap that lets me text prospects from my real number through my crm and the response rate is honestly insane compared to email. for finding leads, i'd scrape local businesses with bad social media graphics or youtube channels with terrible thumbnails and just reach out directly. people see texts within minutes vs emails that sit in spam forever

nah it can't automate dm's on meta platforms, they shut that down pretty hard. you'd need to manually reach out there or use their official api which is super limited. once you get leads though, moving them to text is way better - i use WhatSnap to text from my actual phone number through my crm and response rates are insane compared to ig dm's. people actually reply to real texts

honestly for nightlife/events, cold email might not be your main play since you're already collecting first-party data from venues. but you could use instantly to reach out to new nightlife businesses to get them as clients in the first place — like cold emailing club owners or event promoters about your data collection service.
for the actual sms marketing you do for your clients though, i'd look at how you're sending those texts. if you're using twilio or an api, you're probably dealing with carrier filtering and those annoying "reply STOP to unsubscribe" footers. i switched to using WhatSnap to send from my actual phone number through ghl and it made a huge difference — messages land in real conversations, not the spam folder, and no api fees eating into margins.

honestly those are solid concerns. for #1, i'd maybe do separate webinars per industry vertical or niche so competitors aren't on the same call together. or just do 1-on-1 demos instead if your list is small enough. for #2, i actually shifted away from webinars for this exact reason and started doing more direct outreach + follow-up through text. been using WhatSnap to send real texts from my phone through ghl and it's way more personal than email blasts. people actually respond and you can book calls directly without the awkward "will anyone show up" stress

honestly it depends on the client and how we structure the deal. for higher ticket stuff we usually just bake it into our retainer since the call costs are pretty minimal compared to the value. but for volume plays or lower margin clients we'll either charge per qualified lead or add a small AI agent fee to cover it. i've also started using WhatSnap to follow up via text after calls since those messages are free from my actual phone number and way more reliable than twilio, so that helps keep the overall cost down. what kind of pricing model are you thinking?

oh nice use case! so for that you'd want to feed the AI agent context about each specific listing before the call starts. in ghl you can pass custom values into the AI prompt using opportunity custom fields or contact fields — so when someone calls about a property, pull that listing's details (beds, baths, price, etc) into the prompt dynamically. i actually do something similar for my clients and also use WhatSnap to follow up via text from my real number after the call, so it feels personal and not like some automated system blasting them
